I know the local communities, those that are not even up and running , along with one's that are established for many years.  I also know the builders, each one has a reputation, and a standard that they are known for not just on a national level but on a LOCAL LEVEL.   Any realtor can drive you around and walk into model homes and show rooms with you.   I believe you should work with a realtor that not only has the knowledge of the communities and builders, but knows the inside scoop on how to negotiate to get you the best deal.  Working for a nationwide builder in the past I know the inside workings of how it is done.  Wouldn't you rather work with someone who has that edge?  The choice is yours.  It doesn't cost you any more to be represented by a me when you purchase new construction or a Spec/Inventory Home from a Builder.  The builder pays my commission, yet I work for you, protecting your rights, following through and putting contingencies in the contract that meet YOUR NEEDS, not the builders.  
 

  • A popular misconception is, that going without a Realtor to the builder saves you money, gets you a discount or better deal. WRONG, totally wrong! Some Realtors sell many homes a year for builders - so, who gets the news first about from builders, Realtors are the first to know when special deals become available, new homes become available when, great lot locations, new communities, and which builder can make custom changes etc. Don't go blindly in the sales center, let a me represent you.
      

  • I will save you TIME and MONEY. I keep track of Spec/Inventory homes in different areas. Help you in the lot selection, direction, tell you where you can expect street noise, which areas to stay away from and keep you informed of the building progress with digital images and make sure you get what you asked for. It's Insurance to sleep better, without costing you a penny.

  • Where is the hottest community going to be next?  Ask me, I live and work here and I know.   It is my job to know!

  • Who has the best reputation?

  • WHO IS OFFERING THE BEST DEAL RIGHT NOW, MONEY BACK, CASH TO CLOSE, WILL REDUCE PRICES (BUT THEY WON'T EVER TELL YOU THAT)?

  • WHO IS IN LEGAL DISPUTES WITH THE OWNER OF THE COMMUNITY AND OR DEVELOPMENT and HOW CAN THAT EFFECT YOUR CURRENT AND FUTURE VALUES? 

  • ASK ME I KNOW, AND IF I DON'T I MAKE SURE I CHECK ALL OF THAT OUT PRIOR TO YOU MAKING AN OFFER.
